Do I need a real estate lawyer as well?
You need a real estate lawyer if you’re selling in a state where it’s required by law.
Each state that requires sellers to lawyer up does so for different reasons, but the ultimate aim for all is to protect the integrity of home sales in that state. In some circumstances, though, like if you’re selling for sale by owner or you’re dealing with unique property issues, it’s in your best interest to hire a real estate lawyer.

What percentage of the final home sale price do you charge?
The real estate commission is usually the biggest fee a seller pays — historically somewhere between 5 percent to 6 percent of the sale price. So, if you sell your house for $300,000, say, you could end up paying $18,000 in commissions.
The commission is split between the seller's agent and the buyer's agent and your sellers agent gets a percentage of the split.
